49 New Broad Street Office Refurbishment

When we learned the ground floor and lower ground floor of our New Broad Street office were to become free due to the existing tenant moving out, we knew it was an opportunity not to be missed. Located in the heart of the City of London, our existing meeting rooms were already in heavy use and we could see the demand for more, plus a large event space close to Liverpool Street.

Over 16 weeks we renovated and redesigned what had previously been Nuffield Health’s space, keeping our existing clients involved in the process throughout and opened the doors to our newly refurbished building in June 2024.

We left our five floors of existing flexible and serviced office space largely untouched. However, the space freed up by moving all our meeting rooms as part of the refurbishment, has added a further 63 desks of office space. Three of the six new office units have already been taken, highlight the strength of the flexible office sector at present.

The additional building space we have taken has allowed us to increase the number of available meeting rooms to 12. Our clients are now able to host meetings and events for 2 to 100 attendees.

When designing the meeting room space, we took into account feedback from our existing clients, as well as observing patterns, in order to identify what worked in our previous space and what could be improved. Not only to create space and facilities the market wanted, but to make the overall client experience better too.

The need for flexible event space in London continues to grow. Our data showed the highest demand for meeting rooms for between 12 to 60 guests. So, we deliberately designed our meeting and event space with this in mind – allowing us to open up, combine and reconfigure meeting rooms for larger events, with a maximum capacity of 100. Plus, we built in separate break out spaces where coffee or lunch can be served and legs stretched, as well as adding call booths, creating different zones for guests to use. Behind the scenes we’ve also designed the catering facilities with capacity in mind, deliberately installing industrial coffee machines, fridges and dishwashers – allowing us to run large or simultaneous events as smoothly and efficiently as possible.

We’re always trying to provide the best in terms of building design and functionality. All our Liverpool Street meeting rooms have been fitted with the latest technology including ceiling microphones and speakers, and USBC connections. We’ve also installed carbon dioxide monitors, which pump fresh oxygen into the room if the CO2 levels get too high; helping to prevent the problem of attendees getting drowsy in the middle of a presentation or meeting. We’ve also designed the light settings to ensure there is no glare on any presentation screen, which are themselves anti-glare.

In typical OSiT fashion we’ve decorated to a theme, with the help of our long term collaborator Sam Kopsch – in this case Monopoly. 46 New Broad Street used to be a bank and the architecture is quite art deco, so we took inspiration from this. We don’t do boring, believing that work environments need to be visually stimulating, as well as practical. Our meeting rooms feature themed décor – from money print wallpaper to a giant bank vault door to dice on the ceiling. We even provide glass white boards for doodling on or when inspiration strikes.

In keeping with our ethos that an office is more than a place of work, we’ve also used some of our extra space to install a speakeasy style games room and a gym, great value added additions for our serviced office clients and our employees. We all know sitting at a desk all day is bad for you, so we’re excited to have another building in our portfolio with an onsite office gym available, helping to promote good health in the office.
