Take-up of flexible office space in the Welsh capital at five year high

Our Cardiff office centre was the scene of a roundtable event hosted by the Flexible Space Association (FlexSA) celebrating a boom within the Cardiff flexible office space sector. Recent Cardiff Occupational Office Data figures shows take-up of 113,501 sq ft of flex space within the city, a 45% increase from the first quarter in 2023 and 24% above the five-year average.

Within the period reviewed 30 deals were completed, a 15% increase when compared to the same period in 2023. It is expected that this demand will in part drive prime rents in Cardiff towards £28 per sq ft during 2024, possibly reaching £30 per sq ft by the end of the year.

Jane Sartin, Executive Director at the Flexible Space Association, noted:

“Cardiff’s business and office market space has consistently demonstrated remarkable strength, and I was pleased to have the opportunity to visit three of our members’ workspaces in the city, each offering something different. By bringing members together, we were able to foster the exchange of ideas and best practices, highlighting the latest industry developments.”

The city a thriving business ecosystem, ideal for professional services, creative agencies and tech start-ups. Combined with a large university presence, these factors have contributed to increased demand for Cardiff serviced offices and coworking space.
